Can I really finance a property with no upfront capital?
Yes — if you have a net monthly income of at least €2,500, a permanent employment contract, and no negative credit history (Schufa), property financing with no personal capital is possible.
Do I really not have to handle anything with your full-service support?

What happens if the tenant moves out?
Our rental management team handles the search for new tenants. With a standard three-month notice period, there’s ample time to ensure a smooth transition and continued rental income.
What tax benefits do I get as a property investor?
Investment properties in Germany offer attractive tax advantages. With a residual useful life appraisal, you can optimize depreciation (AfA) — often increasing it from the standard 2% to 3–5% annually. Interest payments and transaction-related costs can also be deducted. Plus, after holding the property for 10 years, you can sell it tax-free — all capital gains are exempt.
Note: These tax benefits apply only to investment properties, not to owner-occupied homes.
